That time is now yours again as your personal property manager will take care of it all. Whatever your needs are, we’ll make sure we tailor our service to meet them all without exception.

Property Management

- Key holding Service
- Rent collection
- Deposit collection & holding
- Routine property inspections approximately every six months throughout the duration of the tenancy.
- Arranging inventories and check-out reports
- Day to day management and maintenance of your property
- 24-hour emergency services
- Arranging repairs and maintenance to be carried out by our independent & vetted contractors.
- Dealing with insurance Claims *
- Annual rent reviews
- Oaks refurbishment service*
- Providing guidance on relevant property legislation and, where instructed, assisting with compliance requirements. Landlords remain responsible for ensuring that their property complies with all applicable statutory and regulatory requirements.
- Acting as a point-of-contact for tenants.
- Organising and negotiating end of tenancy dilapidation claims and deposit returns
- Our Property Management service is available either in conjunction with our Let Only service, or as a standalone service.

Licencing
Property Licensing
Depending on the location and type of property, a landlord may be required to obtain a licence from the relevant local authority, including under selective, additional or mandatory HMO licensing schemes.
It is the landlord’s responsibility to establish whether a licence is required and to ensure that any required licence is obtained and maintained.
Oaks can assist landlords with property licensing applications where this service is available. An additional fee will apply. Any assistance provided by Oaks does not transfer the landlord’s legal responsibility for licensing or compliance to Oaks.
Terminating Management
Ending our Management Service
Our Management Service is subject to three months’ written notice. Notice must be sent to propertymanagement@oaksestateagents.com.
At the end of the notice period, the service will revert to our Let & Rent Collection Service, unless otherwise agreed by Oaks in writing. Commission, fees and other sums which have accrued or remain payable under our Terms of Business will continue to be payable.
